TENANT ALTERATIONS

Why Fracture.

  • Ascertain what is permissible and constitutes alterations via a detailed review of the lease documents.

  • Minimise Landlord expenditure by ensuring an initial undertaking for professional fees is obtained.

​

  • Ensure that the Tenants proposals -​​​​

    • Are suitable within the constraints of the structural envelope and do not undermine the structural integrity of the building.

    • Do not adversely impact neighbouring Tenants’ ongoing operations or quiet enjoyment during the works.

    • Comply with statutory requirements and obtain the necessary consents.

    • Are undertaken safely and in compliance with CDM 2015.

    • Do not breach Landlord insurance requirements and that adequate cover is maintained during the works period.

    • Do not adversely affect the EPC rating.

    • Are suitably documented with mutually understood reinstatement obligations and Landlord rights.

  • If so required and enforceable under the lease terms ensure that security for expenses or a performance bond are obtained to cover any expenses that the Licensor may incur in enforcing its rights under the Licence to Alter.

  • Ensure that the requirement for any applicable warranties is considered and recommendations provided to fully protect your position.

​

  • Enforce compliance with the agreed specification and drawings via monitoring of the Tenants works.
